You will receive the files at the office, by mail, or via courier. You pay the remaining 50% upon delivery.

About prices

The prices listed include the delivery of two sets of drawings for each specialty, signed and stamped by the respective designer. Prices do not include VAT.

What else should we keep in mind?

The final draft is a compromise on readiness.

Since no two plots are exactly alike in terms of view, orientation, layout, and site conditions, using a pre-designed house plan is a kind of compromise—adapting a pre-designed house to a specific site.

If you are not willing to accept this compromise, you can take advantage of our additional services to make minor changes to the existing design or to create an entirely new one based on a house of your choice, tailored to your specific needs.

Choosing a house design

What are the minimum requirements for your plot?

Before deciding on a specific design, you need to know the minimum requirements for your lot so that the design can be implemented. For your convenience, we have provided the technical specifications for single-family homes, including the built-up area (BA), total floor area (TFA), and house height, which must meet the requirements specified in the design permit.

You should also check whether the lot is large enough to accommodate a single-family home while complying with the setback requirements from the building lines. To this end, we have specified the dimensions of the houses and the estimated minimum plot size required to accommodate the house.

Required documents

To purchase a project.

    Documents proving ownership of the land/lot.
  2. 2
    A sketch with a design permit or an excerpt from a valid detailed urban plan.It is issued by the municipality’s chief architect and is valid for 6 months. If necessary, we can prepare a detailed proposal to support the issuance of the permit.
  3. 3
    Opinions and data from the operating companies.
    • Electrical grid — connection approval or coordinated permit. Issued by the local electricity distribution company; the capacity required for the project must be specified. For our standard designs, request up to 15 kW.
    • Water and Sewerage — a statement of approval for connection to the water supply and sewerage system or an approved permit. Issued by the local water and sewerage company.
The documents listed in items 2 and 3 are required for the submission of the project documentation. The title deed is required for the issuance of the site plan with a design approval and, subsequently, for the submission of the documentation for a building permit.

    Surveying of the site.This is necessary for the proper positioning of the house on the lot and for anchoring the building to the ground.

    Geological and hydrological surveys of the site.They are not mandatory for some municipalities, but are recommended for refining the structural design.
The source data is specific to each individual plot. It is prepared by specialists in the relevant fields.
The source data is required to ensure the submission of accurate project documentation. If you do not know any such specialists, you may request that we prepare them upon further agreement.

All parts of the project were designed by licensed architects—members of the Chamber of Architects in Bulgaria (CAB) and the Chamber of Engineers in Investment Design (CEID).

What the projects DO NOT include

Transparency for everything not included in the package.

For the sake of clarity, here is what remains the investor’s responsibility and is not included in the price:

Design supervision — architecture and structure

Not done automatically. Under a separate contract at the start of construction — with the architect and with the structural engineer (structural supervision is required by law).

Landscaping and site works

The design of the outdoor space — paving, fences, planting — is prepared separately, to a brief for the specific plot.

Street utility connections

Street utility connections (water and sewer, electricity, gas) — as specified by the relevant utility company.

Surveying and Geology

Site survey and geological report — to be conducted by specialized firms prior to the start of the design phase.

Additional services

If the final draft is not sufficient.

If, for some reason, the house design you’ve chosen can’t be applied exactly as is to your lot, here’s what else we can do.

Minimal changes

Changes to facade materials and to the size of windows and doors — free of charge. Mirror reversal — +10% of the design price.

Significant changes

Renovation of the layout, addition of a garage, terrace, or floor. Pricing is available upon request as a percentage of the total cost.

New project at the base is ready

We will create a completely new design based on a house of your choice, tailored to your specific needs and the plot of land.
