How much does an architectural design cost per square meter?
The average price for a custom design from a professional studio in Bulgaria is around €30–60 per square meter. For a 200-square-meter house, the cost ranges from €6,000 to €12,000.
How long does the whole process take?
For a single-family home, the design phase typically takes 2–3 months, and for a residential building 2 to 6 months, depending on the size and complexity of the project. Obtaining a building permit adds another 1 to 3 months.
What does an architectural design include?
Concept, architectural drawings, structural solutions, utility designs (electrical, plumbing, HVAC), 3D renderings, and complete permitting documentation.
What is the difference between an individual architect and an architectural firm?
An independent architect may offer a lower price. A firm like ISPDD provides a full team, greater reliability, experience, and comprehensive coordination.
Are you submitting the project to the municipality?
ISPDD prepares the documentation and can assist with the submission to the municipality. The team provides full support for all administrative steps.
Do you work with international clients?
Yes. We offer online consultations and full remote coordination. We have many Bulgarian clients living abroad and investors from the EU.
